Cooking With Tea Leaves

With all the known health benefits of tea any additional mode to take it to our diet is a plus. One extra benefit of flavoring with Camellia sinensis is that it is an effective method to add or raise the taste of a meal without supplying undesirable components such as fat, calories or sodium, that sometimes are a percentage of different flavor enhancers.

Although cooking with tea can appear to be a rising movement, it has really been around nearly as long as the beverage itself. The renowned wuyi oolong tea itself features a story as vibrant and interesting as the individuals who discovered it.

The Chinese have been employing black tea to simmer and smoke dishes for hundreds of years. The Japanese have been enjoying a dish that is made by streaming green tea over rice before serving. Additionally, the British have been using tea to flavor tea patties and to stew dried fruit for years.

Many eastern civilizations have applied tea leaf to facilitate maintaining a healthy balance in their diet in addition to simply seasoning their tasty dishes. For example, using wu long tea weight loss benefits or green tea leaf as an anti-oxident.

Standard cooks have been extending these uses of tea and finding that just small additions are capable of lending a richness to dishes without overwhelming the proper flavor of the meal. As an example, try adding a tablespoonful of English Breakfast tea to a dressing, or a Jasmine tea serving or 2 to rice while it is cooking. A oolong tea of formosa can bring an exotic flavor to otherwise plain dishes.

Cooking with tea does not need to be restricted to the appetizer or essential course. Tea may likewise bring a sophisticated taste to dessert. Full black teas such as Darjeeling have strong tones which help fortify the flavor of cocoa desserts. Green teas are able to add an oomph to silky desserts while they additionally are inclined to smooth the tart flavor of a citrus fruit sorbet. While sweet-smelling teas such as chai are able to impart a pleasurable flavor to rich items like frosting or cheesecake.

How Much Will My New House Cost To Build?

If you’re currently in the process of searching for that “perfect” house plan, you’ll already know that there are many home plan options available. Whether your searching online or looking through magazines and plan books, the chances are that you can find a stock house plan that closely fits your needs.

If you find country house floor plans that is “close” to what you need, you can almost always have that plan modified by the designer or by a local design professional to fit your specific needs..in your specific area…for your specific lot.

If so, then you’ve just saved thousands of dollars over the cost of having a fully-custom designed set of house plans developed. Stock house plans offer a tremendous value for most families, and its always a good idea to take a look at whats available before having a custom set designed.

After you find a small house floor plan, the first thing most people need to know is “how much will THIS particular house plan cost to build in MY local area”? Well, this can be a difficult number to ascertain, due to many factors such as: local labor rates, local materials prices, type of foundation used, types of materials used, finish level, local/state/regional building fees, etc.

In most cases, the designer of a plan will be able to provide you with a dollar range, which will be from $X to $X, based on total living square footage of the house and regional cost data. This type of information is usually adequate but fairly inaccurate, especially if you’re building in a particularly expensive/inexpensive area of the country.

In addition, these estimates are ONLY based on the total “living” square footage of the house, and do not take into account many other items such as:

- Site preparation of any kind
- Removal of existing structures
- Purchase of the lot
- Preparation of the lot
- Flatwork (like driveways)
- Detached garages or other structures
- Landscaping
- Modifications to the house plan
- Cost to build any unheated space (i.e. carports, patios, porches, any other unheated space)
- Any other miscellaneous permits, fees, or associated costs related to obtaining a building permit
- Other misc. costs

As such, you may want to look into obtaining a low-cost “Home Building Cost Estimate” from a leading provider like Cost-To-Build.net to better understand how much YOUR particular house (or one that you’re considering) would cost to build in your LOCAL area.

Having a customized cost report like this, is always a good investment, and may save you many thousands as you begin to narrow down your house plan search.

Interior Fit Out Guidelines for Effective Companies

Introduction

A vast number of people work in offices of one kind or another. They may be offices in buildings purpose built or attached to a factory or in business premises. For many self employed business people the office is a room in their home converted for that purpose. Solicitors, doctors, estate agents and insurance agents, in fact any business that you can think of, works from some kind of office or another. You might even say 80% of the adult population work in an office. But I wonder how many of those people have any say in what kind of office they have and whether or not it suits their requirements. Mostly when someone new joins a company or firm, they are given a space for their office usually left by the previous incumbent. I suspect that if you asked occupants how they would like their office to be they would find it difficult to tell you.

When you think of the number of hours we spend in an office, at least eight hours per day and sometimes up to sixteen hours if it’s a busy period. Yes people are allowed out for breaks and rest times, but it is an awful lot of your life cooped up in small space. If at least a third of one’s working life is to be spent in an office, then it makes sound sense to ensure the environment is as comfortable, pleasant and as healthy as possible.

So how much thought goes into the planning of workspaces?

Where a building is purpose built such as an office, then the architects I am sure will have created good designs to suit the purpose. However, it has been known for new buildings to be problematic for the people working it them. For instance, synthetic materials used for carpeting can sometimes give off toxic fumes which cause allergies or illness of the staff. Air conditioning that relies on recycled air has the potential to carry bugs that can lay the whole office off at the same time. So there are many factors to consider in creating an office environment to ensure the staff are productive, creative, energised and remain healthy.

Old buildings, originally built for other uses, when converted to office space will have different issues to resolve. Often old buildings have very high ceilings where the heat rises up so that the inhabitants below are cold yet the heating bills are going through the roof, literally!! How to maximise the space available to provide a comfortable working environment will be a real challenge and this is where often the use of a mezzanine floor and suspended ceilings are valuable.

It is a well known fact for any organisation that happy workers give better performance and generate more revenue than unhappy workers. The workforce are more motivated, creative, helpful and have less time off work for illness if they are happy in their jobs. I am sure there are statistics available for these details, but it’s basic common sense if you make sure your interior fit out specialists cater for the needs of your staff and their comfort at work then the company will perform better moving forwards.

Ergonomics

Ergonomics is the study of workplaces and the equipment used, to achieve the best design for comfort, safety, efficiency, and productivity. Research has been carried out over the last few years at Nottingham University on office space allocation problems.

Workspace planning is fast becoming a specialist industry because of all of the current regulations and legislation. Formerly known, in the UK as the Factories Act and now known as the Health and Safety Executive regulations are in place to ensure that employees have sufficient working space in which to perform their work. This can be a potential minefield including such things as physical space, usable space, corridor spaces, and minimum light and ventilation regulations. If you are about to commence on an office refurbishment project ensure that your interior fit out specialists of conversant with all of these regulations before you engage them to perform your work.

What are the Criteria for a good office environment? We are sentient beings, which mean we respond with feeling and perception as well as intellectually to our surrounding.

Seeing

The first thing to consider when commencing an office refurbishment project is how does it look? The initial impact on us comes from what we see. The decor and arrangement of furniture, the window aspect and lighting are important in our perception of whether or not it is pleasing to the eye. Does the office have all the necessary equipment, computer, phone and sufficient storage for files and books etc? Plants create a sense of balance in the space as long as they are discreetly positioned and don’t make it look cluttered. Plants are oxygen generators and help to refresh the air.

Smell

On entering a new place the first thing we take in is the aroma whether we pay attention to it or not. We notice immediately if the air is stuffy or if there is an unpleasant smell such as sweaty bodies. However a pleasant fragrance or no smell at all will be inviting. Baker shops nearly always pump out the fresh smell of baked bread into the street to entice people in to buy the goods. So although we may not be aware that smell plays an important part in our responses, we are still animals and we do use our olfactory senses a great deal more that we realise.

Feel touch

How does the furniture feel? Plastic seats can be very uncomfortable to sit on for a long time. Plastic does not breathe, it draws moisture from the skin so that when you stand up your posterior will be damp and uncomfortable. Padded fabric is warmer than leather for comfort and not as expensive. The desk chair needs to be the correct height for desk and give suitable support, a computer needs to be set correctly to avoid neck and wrist strain of the operator.

The temperature in the environment is best if it’s not too warm and not too cold. Office refurbishments might also do well to take into account that a continuous working temperature of around 21 degrees is important for the comfort of your staff, in both hot and cold weather.

Too warm and we become sluggish and sleepy, too cold and we become distracted and use up valuable energy keeping warm. Fresh air is also beneficial to stimulate the brain cells.

Sound Hear

What can we hear? Is it noisy or quiet? When I was first starting out in business, I went to visit a local manufacturing company to learn about the way they managed their business. At lunch time I was taken into the executive dining area where there was a waitress service and we had a very civilised lunch. Later I was taken to the works canteen. When we walked in I was hit with a blast of noise such as I had never experienced before. The hall was large with a very high ceiling and nothing to damp down the echo. The result was that everyone ended up shouting to be heard and there was loud music playing as well. I was shocked, not just at the noise level but by the contrast between the executive dining room and the workers canteen. I had come from an environment which treated all members of the company the same so there were no executive areas and everyone, high and low mingled together for meals and break times. Guess which company had the better worker relationships and higher output?

Where a company utilises an open plan office then noise levels can be very distracting and one solution is to incorporate ‘White Noise’ which is a low level background noise to interfere with the general office talk going on over the phone or mini meetings. Sometimes quiet relaxing music is introduced as background noise but this is not common in a business place.

Taste

Well we are not going to go around licking the furniture, but another important consideration is to ensure that a there is an area to enjoy a nice coffee or tea away from the desk throughout the day. So is there a pleasant area for making drinks and preparing snacks, or even lunch facilities alongside the office. I once worked in an office where they had a small kitchen area off the main office for making drinks and snacks and there was always a bowl of fresh fruit for staff, as the company recognising the refreshing effects of fresh fruit.

Workspace planning

So as you can see there are many things that can make the work environment a nice place to be. However getting the original layout and size of spaces for the employees is a complex process.

How much area does each individual need to work in? According to the Officewise publication from the Health and Safety Executive in the UK employers must provide a minimum of 11 cubic metres for each person permanently occupying a workplace. However there are all sorts of exceptions and caveats to this rule, such as making sure the space is usable space, and clearly if that space were under the stairs with no windows, or ventilation then it would not be suitable. So it is very important to ensure that your new office fit out adheres to all of the current legislation with regards to workspace laws.

Use of a suspended ceiling is common which makes the installation of services easier and more less expensive. Electrical supply, air conditioning units, water pipes and telephone cables can all run behind the suspended ceiling making access easy if anything goes wrong and repairs need to be implemented.

Positioning of the electrical and telephone outlet is also crucial. The computers used in offices today all require their own electrical supply even if they are networked with the system.

External light from windows is a requirement for offices. The days of the cupboard office cubbyhole are gone. Light airy spaces make people feel good and doses of sunshine each day lift our spirits. However too much sunshine will overheat an office so the use of vertical blinds is recommended to deflect the rays of the sun without reducing too much the level of illumination.

Costs

To save on office space costs some industrial fit our specialists have come up with the idea that instead of having a board rooms for meetings they have their meeting standing up around a special tall coffee table. This reduces the amount of time spent in meetings and the space is reusable for the lunches. Other schemes encourage employees to work from home for part of a week and utilise a system of desk sharing or moveable desks.

Reconfigurable spaces

Another way of economising on the cost of office space is by careful rearrangement of the existing floor area. There may be dead areas which could be released and turned into useable space. The installation of new interior partition walls can rearrange the existing space to create a friendlier working environment. Sometimes working in an open plan office is beneficial for communication between staff, other times it is a distraction and prevents efficiency. So having the option of both open space and separate offices provides the full range of options which can be easily introduced with new partition walls.

For example one of my clients, took over a set of offices and had various walls moved, so instead of it having two small offices, one without a window, they created one large office for the MD and a really good sized store room which they needed for long term storage of customer files. They then took out another wall and made a good size open plan office space and rearranged another wall to create a board come conference room. Also access to the little kitchen was changed to be more convenient. The choice of subtle colours on the walls and new vertical blinds caused the whole suite of rooms to be transformed into a pleasant and airy working area. Where there is plenty of ceiling height the introduction of a Mezzanine floor generates valuable areas perhaps for storage, private meeting rooms or extra offices.

Other concerns in workspace planning, is the situation of facilities such as kitchen, toilets, relaxation areas and outside space if available. Sometimes the introduction of a simple partition can create a relaxation/dining area without losing too much of the work area.

All Health and Safety regulations are paramount they have to be adhered to in the workplace and must be incorporated into any plan along with full fire regulations.

Conclusion

Many companies may feel that upgrading the facilities is a ‘nice to have’ idea and the reality is that it usually comes at the bottom of the list on money allocation. However this is erroneous thinking; office refurbishment is never a waste of time or money. Creating a pleasant office environment by upgrading worn out or old fashioned surroundings and furnishings will make a big difference to the working life of the employees. Improved working conditions may be only part of the picture in achieving real job satisfaction, but it is a good start in the right direction. It also says a lot about what the senior people in the organisation think about their employees. If they ensure that their staff are given the necessary equipment and facilities to do their job effectively then the employees will give better service and can be more efficient and there will be a better working environment all around.

I want my Wii!

So today was a pretty busy day. At work we had to fix a bunch of different issues with our servers and our workstations. Boy, was that tough! We got through it though and our client issues are coming down ever so slowly. This is good though because that means management isn’t breathing down our necks as much as they used to. This gives me a lot more free time to get the other work I have to get done.

When I got home today I wasn’t feeling very well. Must be swine flu. I decided I didn’t want to eat anything. I sat on the couch and watched some sports for the majority of the night. Boy, the Phillies are real good. They might make a good run at the World Series this year. They first need to beat the Dodgers. I don’t know if the Dodgers are deep enough to make it. They just seem to be running around without knowing what’s going on. The Philles have such a deep line up and strong starting pitching. The Yankees are in the same boat as the Dodgers, good hitting but questionable pitching. I bet the Angels beat the Yankees and Phillies beat the Dodgers. It’d be something if there were a Angels/Dodgers World series, but that’s highly unlikely in my opinion.

Does anyone have a Wii for Sale? I really would like to get a Nintendo Wii for my girlfriend this holiday season. I think she’d have a lot of fun with it. She needs some fun.

This site has a wii for sale with free shipping. I think I may go ahead and get that.

Home Security Tips

Here’s a few tips for making your home more secure.

1) Lighting is your best and cheapest defence against burglaries. If a burglar can be seen it’s much more risky for them to target your house. Neighbours and passerbys could potentially see them and notify the police. Use an energy efficient compact fluorescent bulb in your front and rear porch light and leave them on all nite. You can automate this by connecting them to a timer or photocell.

2) Make sure your house is not hidden from view. At least make sure that your front door can be seen from the street. Clear away overgrown shrubbery from the front of your house. Don’t give potential burglars anything that they can use to conceal their activities.

3) Install motion sensors to light up the dark areas of your property. There’s nothing more startling to someone approaching your home to be suddenly bathed in light. Motion sensors are very cheap and can be installed easily in existing or new light outlets. They can be set to stay on for a set period of time when triggered by motion.

4) When you go on vacation, connect some lamps in your home to plugin timers. Some timers allow you to set multiple on/off events every 24 hours. Do this with 2 or 3 lamps to give the impression that someone is home in the evenings. This is especially important if someone is watching your house to determine if anybody is home. Ask your neighbour to pickup mail and newspapers every day. There’s nothing like a pile of newspapers on your front porch to tip off a burglar that you’re away.

5) Install dead bolt locks on all your doors. This is a fairly inexpensive way to secure your home. Deadbolts cannot be picked as easily as regular door locks. This is something the average homeowner can install with a minimum of tools.

Your best defence is to make sure that it appears that someone is always home, even when you’re not. For even more security consider installing a burglar alarm in your home.

Raising Money Using Online Auctions

Everyone is getting on the bandwagon. Large corporations successfully use eBay auctions to offload distressed inventory, the Postal Service rids itself of unclaimed merchandise, police departments sell confiscated goods. Thousands of nonprofits are doing business with eBay.

Are eBay auctions the fundraiser’s cash machine or are the dangling cash-carrots never quite attainable?

There you have both ends of the online auction spectrum. Likely, your organisation’s ability to generate donations in this fashion lies somewhere in between, hopefully toward the high end. Merely registering an account with eBay doesn’t guarantee that sellers will be prompted to donate part of an item’s selling price to your group. Or that buyers will gobble up your items. Philanthropically minded people are only beginning to see online auctions as a serious avenue of charitable donations.

Successfully trading on eBay is far more than a mechanical process. You’ll need staff and/or volunteer commitment, and sales and marketing know-how. It takes little skill to get on the bandwagon; it takes a lot not to fall off.

There are several main reasons to use eBay as part of your overall fundraising plan. Not because its the cool thing to do. Not because it takes the place of person-to-person campaigning.

But because:

* EBay enables your group to reach a huge, new market of non-constituents, uncultivated strangers who will immediately participate in funding your projects by buying your items.

*You can fit a few hundred people in an in-house auction room, but you can reach millions online.

*You’ll capture new prospects. A percentage of buyers will turn out to be donors to future campaigns if your follow-through is sound. Otherwise, why not simply run an online membership auction from your organisation’s web site?

* It’s cost effective. No space to rent, tickets to sell, caterers to hire, and so on.

* Its novelty will captivate volunteers who are used to performing the same campaign tasks year after year.

How you can capture a profitable share of this new market depends on the sales direction you take, the items you offer, how they’re presented, and your game plan.

Direct and Community Selling

You’ll obviously receive the most income and acquire the most new prospects if your group uses donated items to auction. For nonprofits, eBay terms this “Direct Selling.” It’s the same technique used by organisations that produce in-house, live auctions by soliciting in-kind gifts.

“Community Selling” is a term eBay uses to describe the process whereby sellers designate all or part of the selling price to an organisation. This offers your present donors new opportunities to support your drive.

For example, the Johnson’s annual gift is $200. Your latest newsletter describes and promotes the benefits to the campaign from members selling unwanted items on eBay. The Browns’ decide that two 17″ hand painted platters are items they haven’t used for years. They list them on eBay at $19.95 each and designate your group to receive 80% of the selling price.

The remaining 20%, they figure, will take care of shipping. The platters each sell for $25. You have an additional donation from the Browns of $40. If 99 other present donors did the same you’d have an additional $4,000 on top of their cash gifts. And what about the members who couldn’t afford to give you cash donations? Surely, many of them would find an item or two to sell on eBay on your behalf. So, you see, the potential for raising funds through eBay is real, but eBay is only the vehicle, not the driving force. Selling the concept is the organisation’s job.

What Items to Offer?

While it’s been shown that many non-constituent eBay buyers react favorably to knowing that proceeds of a sale are helping fund a nonprofit organisation, their interest is driven by an item’s appeal, not necessarily an organisation’s mission.

People will buy anything, especially when they think they’re getting a deal. Last time I looked, a set of 10 real cattle teeth was about to be auctioned for $7.99. But since you’re in the serious business of raising money, not running online garage sales, offering genuine collectable teeth will do little to help fund your annual budget. Stay away from trinkets when soliciting direct selling items if possible. However, memorabilia is a natural for online auctions.

The more your items play to a universal audience the more they’ll be seen, and the higher the selling price. For example, a vintage Cowboy type belt buckle from a city in Arizona could sell to a local organisation member or be even more valuable to an Australian outback buyer.

Most everything sells on eBay, but collectibles have always been big sellers, also electronics in all categories, music, books and games. Everyone has a few old books and CDs lying around that you can convert to cash by selling them on ebay. And certainly one-time, high profile items with special appeal, like seats in a corporate box at a big game. Or a trip to the Barrier Reef.

Treating Acne at Home

If you listen to the acne experts, they’ll tell you that the first thing you need to do in order to get rid of your acne is to change your diet and develop better hygene habits. Then they hype their super acne treatment that will give you immediate results for your condition. But the thing is that it is successful in “many cases”, but not all cases. A lot of people that try the cure endure side effects or sometimes get allergic reactions. So it’s often better to try proven home remedies for curing acne that work just as effectively and have a greater success rate. They are almost always cheaper and will not require a doctors prescription.

Let’s see if we can find some ways to get rid of acne using home treatments.

One popular home acne treatment is use a cotton swab dipped in alcohol and use this on your face. It will help clean the pores|hair follicles|skin pores|clogged pores|clogged hair follicles}, and kills a majority of the P-acnes causing the irritation. You do not want to use excess alcohol because it can result in a bit of skin irritation.

If you are blessed with oily skin, a good acne treatment is to use oatmeal masks on your face. Make a paste of oatmeal and water and apply it to your acne for 15-20 minutes twice per day will get the best results. What will happen is that the mask will dry up removing the oil skin pores. After using this mask, make sure to rinse your face with cold water.

You might want to try another home acne treatment that has been successful. It involves using honey and apples. This treatment uses grated apple, blended together with 4 teaspoons of honey. This mixture will be the paste you apply to your face. Leave it on for at least 10 minutes (more is better). Then, remove the paste and rinse your face with warm water. Use this treatment two or three times per week for the best results.

College Football 101: A Beginner's Guide

So you would like to become a college football fan, but the game itself is a bit unknown to you? It’s no big deal, there is so much to keep track of in the NCAA that even hard core fans need to review the college football predictions before watching the games.

College football is not that different from pro football. Let’s cover the fundamentals. In a football contest there is an offense and a defense. The offense normally keeps ownership of the ball, and ergo is able to score, while the defense must keep the offense from putting the football into the end zone. Teams alternate roles from offense to defense after a certain amount of plays to give both an equal opportunity to score. The offense or defense is decided prior to the beginning of the game by a coin toss. The visiting team is awarded the opportunity to call the coin toss. A team usually scores points only when it is on offense. The task of the offensive team is to progress into the other team’s territory and bring the ball to the endzone.

There are two ways to advance the ball through the field either by running the ball or throwing it to a teammate who, after receiving the football, runs with it until he either reaches the endzone or is taken down by an opposing player.

The defense, on the other hand, is supposed to keep the offense from scoring. They thwart the advances of the offensive players by stopping their attempts at scoring. Defensive players cover the offensive players, often tackling the one who is holding the football. The defense should try their best to keep the ball from moving forward. By taking down the ball-carrier, the defense can at times even move the ball backward. Once in a while the defense manages to tackle the quarterback while the ball is still in his hands. This is dubbed a sack. Just like with pro football, the team that scores the most points wins.

It’s just that simple. So now you can wow your friends with your impressive college football knowledge.
